12月に入り、
街中もすっかりクリスマスムードですね。

TPOでも入口をクリスマス仕様にして
お客様をお迎えしております。


そんな中、
tuft タフトのオーナー様よりご招待いただき、
TPOスタッフ数名で
カントリーミュージックを聞きに行ってきました！


真ん中でアコギを持って歌っているのは
コメンテーターとしてテレビにも出ていらっしゃる諸星裕さん

軽快な歌とMCで楽しませていただきました。

客席まわりでカントリーダンスを踊っている方もいました。
10名近くの方が踊っていましたが、みなさん息ぴったりなのです…！
右によっつ、左によっつ、前、後ろ・・・の繰り返しだから簡単！
らしいのですが、見てるだけだと難しそうです。。

お酒もお食事もいただきまして、
一足お先にクリスマスを味わった気分でした。

新江古田にある『ラフィーネ』はカップルにオススメの物件です。

“raffine” in Shinegota is recommended for couples
for two reasons: scale and cost.



最近空いた２０７号室は最上階にあるため光が沢山入ってきます。
室内は白を基調としている上に窓が沢山あるので、
実際よりも広く明るく感じます。

The room #207 has white ceilings and walls with
many wide windows, which makes you feel the room
much bigger than actually it is.
As the room is on highest story of the building,
inside is very bright.



玄関には螺旋階段がありますが、
窓が一つついているので閉鎖感がありません。
小さな机を置いて書斎にしてもいいですし、
収納として十分使えます。

The entrance space has open spiral staircase.
It has a window so that you wouldn’t feel closed.
This small space can be storage, study room,
plant room, or anything that can be efficient and comfortable.



このお部屋の目玉は何と言ってもこのお風呂でしょう。
斜めの天井に大きな窓があり、その前に浴槽があります。
ねこ足の浴槽に泡風呂を作って、月を見ながらゆっくり入浴、
なんてことも夢じゃないです。

I can declare that the best space of this room is the bathroom.
Just above the bathtub, there is a big window on diagonal ceiling.
You might be able to enjoy your bath time watching sky.

溶けそう・・・・

ついに夏本番ですね。

ただ気になることが一つ。
蝉の鳴き声が聞こえない。
あったらあったでうるさいですが今年はどうしたのでしょう？

う～ん、謎…






さて本日紹介するのは東武練馬にあるロータスアパートメント。



ワンフロアに1住戸しかなく2面採光なのでとても明るいです。




しかもただ明るいだけではなくて窓先に木があるので適度に日光を遮ってくれます。


小さめのお部屋ですが収納もあります。

カーテンが付いているのでしっかり目隠しもできます。



東武練馬駅周辺にはイオン（映画館も！）があったりお店も充実していますし
すごく住みやすい街だと思います。

六本木や新宿からもアクセスが良い大江戸線の新江古田駅。
少し中野区よりになると『raffine』のような
おしゃれなのにリーズナブルなお部屋があります。

Rooms on Oedo Line are good choice
as it goes major station such as Roppongi and Shinjuku.
Shinegota station is closer to Nakano,
but still it's on Oedo Line.
Rent is much more reasonable than those in closer to downtown.
I recommend this "raffine" that is not only reasonable
but also cool.



現在たった一つの空きである204号室は、
まるで屋根裏部屋。
一部壁が斜めで、目の前に広がるのは上から見下ろす屋根。

There is only one vacant right now, 204.
It's totally like an attic room with some slanting wall.
What you see from the window is top of the roof of
other housings.



オープンキッチンも開放的。

There is an open kitchen.



中庭に面するちょっとしたバルコニーからは
春の青空を独り占めできます。

You can enjoy spring blue sky from
little balcony facing to the common patio.



大きな窓が南を向いていて日当りは抜群。
他にも窓が沢山あるので、
風の通りもすごく良いです。

There is a big window on South,
and amazing amount of light pours in
into the room.
There are many other windows so that
winds go through if you just leave them open.
No worry in summer, really.



他にも大きめのクローゼットや階段下のスペースなど、
収納に使える場所も充実しています。

紅葉がピークを迎え、
木の種類によっては落葉しているものも多くなってきました。
TPOにはいくつか紅葉が奇麗な物件があります。

Colored leaves can be seen very often these days.
Depends on tree's kind,
many of them have already fell on the ground.
TPO has several apartments with beautiful trees.



今、とてもキレイなのが『vague』のもみじ。
一階の一部のお部屋からは水盤越しに鑑賞できます。

For example, "vague".
There are couple of amazing Japanese maple trees you can see
over the water pool from some rooms on the first floor.



そしてコンクリートとのコントラストが美しいのが『raffine』。

The contrast of concrete and leaves is so aesthetic at "raffine".



葉の赤がコンクリートの灰色によく映えます。
この木はクリスマスツリー代わりでもあり、
夜にはライトアップされます。

Red leaves are very vivid
with its background of grey concrete.
This tree is lighten up at night.

他にも『split』等、
TPOには皆さんで利用する共用部を気持ちよく使っていただくために、
共用空間に工夫をこらした物件が多数あります。

新宿から西武新宿線で15分程の上石神井駅に、
『上石神井の家』というウッドデッキ付きの物件があります。
白い砂利と白い壁でシンプルに整えられたエントランスは、
モスグリーンのドアがとてもよく映えます。

There is a room with wood deck called “House of Kamishakujii”
near the Kamishakujii station, which is 15 minutes ride
on the Seibu Shinjuku Line.
The entrance is so simple with white wall and white gravel
that the moss green colored door looks vivid and cool.



玄関を入ると右手に洗濯機置き場と造り付けの収納、
左手にお風呂があります。
動線に無駄がないため、コンパクトに使えます。

There is a washing machine space and closet on the
right hand side at the entrance, and bathroom on the left.
The circulation is very minimized to use the space efficiently.



キッチンシンクのあるお部屋には、シャッターと
ウッドデッキ付きの大きな窓。
お部屋でハーブ等を育てても良いですね。

There is a big window with shutter and
wood deck at the kitchen dining space.
You can grow herbs!



奥のスペースには小さな開口と棚がついているので、
プライベートなスペースに最適です。

Another room next to the kitchen has
fixed shelves and a small window.
As this spaced is closed, it’s useful for your private space.



ギザギザした特長のあるプランは、ワンルームとしても、
家具やパーティションで仕切ってお部屋を分けても使えます。
平米数からだけでは狭いように思いますが、
コンパクトにまとめられた設備と大きな窓の効果でとても広く感じます。

The plan is very characterized with zigzag shape.
It can be used as one room studio, or as multiple rooms
divided with partitions and furniture.
It seems quite small if you only see the figure,
but you actually feel this room bigger than you think
because of compact fixtures and big window.

新宿からもアクセスの良い新江古田の駅近に、
『raffine』という隠れ処付きの物件があります。

There is a room with a hiding place called "raffine" at Shinegota station, which is quite accessible from Shinjuku by Toei Ohedo Line.



共有部分の真っ白なパティオが特徴的です。

White common patio is the face of this apartment.



お部屋ですが、今空いている１０５号室はプランだと
このように２段階のスキップフロアになっています。

Room 105, which is the only one that is available right now,
has skip floor structure.



特に、いわゆるnLDKの考え方は当てはまらないのですが、
シンクの場所から例えば上のフロアを食べる場所や仕事をする場所に。

"Living room" "Dining room" "Kitchen" concept does not
apply to all of TPO housings.
However, from where the sink is,
upper floor can be used as working place or eating place.



お風呂の場所から下のフロアを寝る場所にすると、動線的にもしっくりきますね。

And from where the bath tub is,
lower floor as sleeping place.
This makes sense for moving circulation as well.



更にプランには見えない隠れ処、地下室がここにはあります。
天井高は1.2mちょっとと立てる高さではないのですが、
ローテーブルや、例えば最近よくある無印のビーズソファみたいに
体勢で自由に形が変わるクッションを置けば、
こぢんまりとした自分だけのくつろぎのスペースに大変身。

Addition to that, there is a hiding place, basement, here.
Ceiling height is about 1.2m that you can not actually stand up,
but if you put coffee table and soft beads sofa which fits whatever
your body position, like MUJI sofa, this place turns out to be
one and only self-coziness space.



コンセントがあるので、置き型のランプを間接照明として利用すれば、
十分にお部屋として使えます。
もちろん、物置としても使えます。
ただ、もともと部屋の用途として作られたものではないので、
物を置く場合は除湿器や空気清浄機を持ち込みましょう。

There are two plugs so that you can totally apply this space
as a room with passive lump light.
Of course, the space can be also a storage.
Anyhow, this space was not planned to be used in such ways
that in those cases you should better bring in dehumidifier
or air cleaner.

隠れ処付きの『raffine』は、今なら駐車場も一台分空いています。
お部屋も一部屋しか空いていませんので、お申し込みはお早めに。

お部屋を探そうとするとよく見かける項目
「間取り」。
いわゆるnLDKという表記ですね。
慣れ親しんではいるものの
お部屋の分け方、使い方は色々です。
例えば・・

2.5層の「raffine」

上層からリビング→寝室→床下収納でしょうか・・。
（下層はほぼ全面が床下収納になっています）

垂れ壁の「CREARE」

面積に無駄の少ない1R。
とは言え、
ゾーニングもし易いプランですよね。

L字型の「CONTE」も

リビング、寝室どっちを広くしても…
家具や気分で気ままです。

お部屋も色々ですね。
